For larger repairs, we typically communicate with you before moving forward whenever practical. For urgent issues, we may need to act quickly to restore air conditioning, hot water, stop active leaks, or comply with landlord-tenant laws.

We use a consistent screening process that evaluates income, credit, rental history, and other objective criteria. The reason is simple: Fair Housing laws require housing providers to apply screening standards consistently.
If an applicant meets the published criteria, we cannot reject them based on a personal preference or subjective concern.
The good news is that we've screened thousands of applicants and have spent years refining our process. Before your property is marketed, we'll happily walk you through our screening standards so you understand exactly how approval decisions are made.

Over the years we've found that home warranty companies often create delays, frustration, repeat repairs, and poor experiences for residents. While they sometimes reduce a repair bill, they frequently increase vacancy risk, resident dissatisfaction, and overall management complexity.
Our priority is getting the right repair done quickly, at a reasonable cost, by service providers we know and trust.
If you currently have a home warranty, we'll discuss how it works and determine whether it makes sense to use. Many of our most successful clients eventually choose to rely on quality repairs and trusted vendors instead of home warranty programs.
We believe investing in good repairs done right is usually the better long-term financial decision.
Usually, yes, but we encourage owners to keep an open mind.
A large percentage of qualified renters have pets, and properties that accept pets often rent faster, attract more applicants, and retain residents longer. In many cases, being pet-friendly improves the overall financial performance of the property.
That said, every property is different. We can discuss reasonable pet restrictions based on the property, insurance requirements, HOA rules, and other factors.
It's also important to understand that service animals and emotional support animals are not considered pets under Fair Housing laws and generally cannot be restricted.
